Did you ever drive by a retail store, restaurant, or apartment complex in your town or city and think to yourself, "I wonder if they're still in business?" The plants are half dead, weeds have taken over the mulch bed, and what's left of the lawn is crabgrass.
Did you ever drive by a retail store, restaurant, or apartment complex in your town or city and think to yourself, "I wonder if they're still in business?" The plants are half dead, weeds have taken over the mulch bed, and what's left of the lawn is crabgrass. An unfortunate shift in the way commercial property maintenance is being done lately, has been to outsource the responsibility of grounds maintenance to a property management company from another state.

This may look good on the books: the idea of someone shopping around for the best price for maintaining your commercial property. But, the ugly truth is that a high-visibility property with poor curb appeal is losing customers daily. Having commercial grounds maintenance managed from someone who has never been to your state, let alone your place of business, means a lot of seemingly obvious things can go unchecked, and turn off potential customers. This translates into lost revenue for your business.

For example, there is a gas station chain in the area that has this situation. Managed by an out-of-state property management firm, they hired a small landscape company 30 miles away from the location to handle all the grounds maintenance. In the first snow storm of the season, this small company was unable to plow the gas station until the snow was 6 inches deep. In the spring, the new trees that had been planted died. Did they get replaced? No. This landscape company simply mulched around the dead trees. Lawn irrigation heads were spraying cars as they drove by because they had not been adjusted. This not only wastes water, but it is a poor reflection on this place of business, simply because there is no local oversight for this property.

Some companies are beginning to recognize the value that a "clean and green" commercial property has for attracting new business. They realize that there is value in supporting their local economy by hiring a local landscape company to oversee the grounds. A local landscape firm will check your properties on a regular basis and make notes on issues that might need to be addressed. A critical eye is very important for managing the bottom line. Not only that, local business owners and managers should be able to reach that company by cell phone anytime, especially during a winter storm.

This excellent quality of commercial landscaping services does not always come at a premium price, however. Landscape professionals are sensitive to a business owner's budget, and often establish a "Good-Better-Best" maintenance strategy that focuses on the primary basic services, all the way up to detailed maintenance services like routine weeding and seasonal color.

Regardless of the level of maintenance contract a company purchases, it should be the policy to always monitor the properties through the eyes of a customer. In this way it's a winning proposition for both the commercial property owners and their customers. The end result is a "clean and green" landscape, well maintained grounds and happy customers.
